1.Right After You Accept the Offer

Day 1–3

Get the closing date, time, and location in writingAsk which title company is closing (we typically use a local title company like West Title) and save their address and phone number.Provide your mortgage payoff informationYour lender's name and loan number. The title company orders the official payoff — you don't need to calculate anything.Decide how you want your proceeds: wire or cashier's checkWire = money in your account same or next business day (you'll need your routing + account number). 3.Closing Week

Get wire instructions directly from the title company — and verify by phoneIMPORTANT: Wire fraud is real. Call the title company at a number you looked up yourself (not one from an email) and read the instructions back to them before your bank sends anything.Review your settlement statement before signing dayThe title company sends this 1–3 days ahead. It shows your payoff, any prorations, and your exact net proceeds. Call us with any question — no question is too basic.Confirm who needs to attend closingAll owners on the title must sign. Ask about remote or mobile-notary options if someone can't attend in person.Locate a valid government photo ID for each signerDriver's license or passport — check it isn't expired.

4.Closing Day
